There isn’t a schedule that fits every property, but many exterior surfaces benefit from periodic professional cleaning, which we offer on a monthly or yearly schedule. Shaded areas, properties near trees or water, and surfaces regularly exposed to irrigation may require more frequent attention.

The cleaning method is selected according to the material and its condition rather than using the same pressure everywhere.


White haze or chalky discoloration may be caused by efflorescence, calcium, hard-water deposits, or other mineral buildups. Deteriorating water-based sealants show up as a light blue film on top of paver surfaces. These aren't your standard surface stains or growths and may require our "turbo" cleaning method along with our eco-friendly acids. Identifying the likely cause while performing our initial estimate helps us determine the safest and most effective cleaning approach.


Yes, when the appropriate equipment is used. Stucco, paint, screens, and other more delicate surfaces should generally not be treated with the same high pressure used on durable concrete. Especially older, painted surfaces that have deteriorated over time and may be flaking off already. We evaluate the surface and adjust our equipment, use our fungicide treatment, lower the pressure, and rinse off the surface.


Pressure washing relies more heavily on high water pressure and is useful for durable hard surfaces such as concrete. Soft washing utilizes substantially lower pressure combined with our bio-friendly fungicide cleaners to address organic growth and buildup on surfaces that may be damaged by aggressive pressure. The right method depends on the surface being cleaned.


Many oil, grease, tire, and automotive stains can be significantly improved with our bio-friendly degreasers, fungicide treatment, and high-pressure washing. However, concrete and pavers are porous, so older oil that has penetrated deeply into the material may not dissolve completely. We prefer to set realistic expectations rather than promise 100% removal of every stain.


Many rust and irrigation stains can be significantly improved using our go-to specialized oxide and acid products, along with a deep pressure cleaning. These orange or reddish-brown stains are common on Florida properties that use well or irrigation water containing iron. Because rust is a chemical stain rather than ordinary surface dirt, pressure alone may not be enough to remove it. Multiple pressure cleaning attempts are needed after each round of chemical application.
